Special Notices from SeaScape PM

Welcome to The Glade Property Owner’s Association Website!

The Glade is a residential community of 254 homes located in Rehoboth, Delaware. Surrounded almost entirely by the Cape Henlopen State Park and preserved Open Space, owners enjoy a location that is just minutes from downtown Rehoboth, the Tanger outlets, downtown Lewes and the Junction Breakwater Trail. Within the community, a modern and beautifully appointed Clubhouse provides the perfect place to relax, host a party, or watch your favorite team on the 60" high definition TV screen. The indoor racquetball court and newly renovated Clubhouse gym make it convenient to stay fit. In addition to a beautiful, outdoor pool which is often the center of warm weather activities, members have access to 2 Har-tru tennis courts and the new volleyball court. Our on-site property manager keeps the common grounds looking their best while working behind the scenes with the Board of Directors to keep the business of the Property Owner's Association running smooth. And, if you like, there are plenty of opportunities for meeting your neighbors or indulging yourself in a hobby when you join one or more of our Social Groups. The Quilting Group, Mah-jong, the Margo Vaughn Book Club and the Glade Ladies Luncheon are open and meet regularly.

• Holland Glade Road and Route 1 Intersection:
Planned Improvements

This information was provided July 30,2020 to a Glade homeowner by Kathryn Beasley, DelDOT Community Relations Officer, State of Delaware.

Thank you for reaching out to the Delaware Department of Transportation (DelDOT) regarding the building of a new set of outlets and its potential effects on traffic in the area. Our Sussex County Review Coordinator did confirm there is a development project behind the Royal Farms on Holland Glade called Coastal Station Phase 2, a mixed use development with residential, retail and hotel.

One of their Traffic Impact Study requirements is to revise the existing intersection to create a 4th leg with Tanger Outlets Bayside (between IHOP and Nike), and fully signalize the intersection, including a double left turn lane onto eastbound Holland Glade from Route 1 southbound.

There will be no through movement across Route 1 at the redesigned intersection. However, westbound Holland Glade Road will have a dedicated left turn and a shared right/left turn. Signalized pedestrian crossings at the intersection will replace the existing HAWK signalized pedestrian crossing. The plans are currently in for review, and construction is expected this winter.

Additional outlets and commercial businesses are proposed for the parcel behind Tanger Seaside. A formal submission and determination of additional road improvements along Holland Glade including entrance location are forthcoming in the near future.
